Aspect Business Park expecting busy 2010

AGENTS are forecasting another busy year for the Aspect Business Park, with half of the offices built so far already occupied. The park has been developed by the well-known Nottingham family-owned property company Rushcliffe Developments and is already home to tenants ranging from Marks & Spencer to the NHS and SLR Environmental Consultants.

GVA Grimley and Innes England are joint agents for the development, which has new offices of up to 27,000 sq ft available and the potential to take new build projects of up to 30,000 sq ft. Ann Segaram, associate director at Innes England, says the dearth of new build office developments suggests Aspect could be in for another busy year in 2010.

She said: "We are seeing a wider trend emerging for 2010 with a limited supply of Grade A office accommodation.

"This is simply because as existing space is occupied, there are few signs of speculative new build to maintain and increase stock levels. On this basis, we are confident that demand for existing high-quality Grade A accommodation, such as that available at Aspect will increase and I predict that 2010 promises to be another busy year for the development.

"It is a supply-led demand equation and with our very competitive quoting terms for the quality of Grade A space available, we are confident that some of the interest currently generated in the scheme will convert to new tenants."

Adrian Griffiths, who is handling inquiries at GVA Grimley, said the site's location close to the M1 motorway at Junction 26 had proved a significant attraction.

He said: "We have noticed an interesting industry trend at Aspect with tenants largely centred on the construction and logistics sectors.

"This was never a specific target but the central UK location, efficient access to major transport routes, proximity to other commercial centres and availability of on site car parking, have obviously been a large factor in why businesses find Aspect Business Park an ideal location for headquarters and satellite offices." Current tenants, which also include the construction and logistics training firm Learning World, occupy 33,000 sq ft of space at Aspect.

A range of office accommodation is still available including Aspect Court, a new build self-contained pavilion office of around 3,200sqft to 6,400sqft, while Aspect House has 27,000sqft clear open-plan floor plates in three suites ready for immediate occupation.

Design and build requirements of up to 30,000sqft can also be accommodated on the development.
